Tanjong Pagar is part of Singapore’s central business district, with Grade A towers such as Guoco Tower, Frasers Tower, CapitaSky and Capital Tower, MRT access and a cluster of flexible-office operators, most within a few minutes’ walk of a station. This guide compares ten flexible office centres in the district, so an enterprise team can decide which to shortlist and what to check with each operator before committing.

Research reviewed 16 October 2026. Prices are the starting figures shown on our listing pages on that date, in Singapore dollars, and are not quotations. Availability changes; confirm it when you enquire.

What each team needs to decide

  • Regional lead or MD: the address clients expect, the walk from the MRT, and whether the centre can grow with the team.
  • Finance: the starting price per person per month, what is included, the contract length and the exit terms.
  • Real estate and facilities: suite sizes available now, how many people a suite holds, and the meeting rooms your team will need.
  • IT: cabling, server-room access and network provision, and who manages them.
  • People and talent: the walk from the nearest MRT station and what is on the doorstep.

What to check before you shortlist

  • Growth ceiling: how many people the suite holds, and whether the operator can add suites in the same building. Capital Tower, CapitaSky and OUE Downtown Gallery list suites for 60+ people, and JHub lists custom pricing for up to about 50; confirm current availability at your size.
  • What the price covers: the price per person per month, and whether utilities, cleaning, IT, meeting-room use and printing are included.
  • Contract terms: notice period, early-exit conditions and any minimum term, in writing.
  • IT: cabling, server-room access and network provision. Capital Tower, OUE Downtown Gallery and WeWork list CAT6 or CAT6+ cabling; Capital Tower, CapitaSky and OUE Downtown Gallery list a server room.
  • Meeting rooms: how many, how they are booked and whether use is capped.
  • If flexible space is a stage, not the end state: Capital Tower, CapitaSky, Frasers Tower and Guoco Tower also list conventional office space. See the conventional office pages for Capital Tower, CapitaSky, Frasers Tower and Guoco Tower, and the availability dates shown on each page. Our guide to conventional office space in Singapore covers lease terms, deposits and reinstatement.
