In brief

Guoco Tower and CapitaSpring offer two different locations for a regional headquarters in Singapore. Guoco Tower, in Tanjong Pagar, is the larger building and connects directly to Tanjong Pagar MRT station. CapitaSpring, in Raffles Place, sits in the traditional financial core with a sheltered link to the MRT interchange. This guide sets out what each building offers, how they differ on the points that decide a headquarters lease, and what to verify before you shortlist either.

What each team needs to decide

  • Regional lead or MD: the address clients and regulators expect, and how far each building is from the people you meet most.
  • Finance: the starting rent, what it includes, the lease term and the cost of fitting out and handing back the floor.
  • Real estate and facilities: floor-plate size and shape for your team layout, lift and core arrangements, and the building’s sustainability certification.
  • IT: cooling and power for server or lab space, riser capacity, resilient fibre routes and after-hours access.
  • People and talent: the commute, food and amenities on the doorstep, and how the building supports the working day.

The rents are not directly comparable. Guoco Tower’s figure is shown as including service charge and excluding GST; CapitaSpring’s page does not state what its figure includes. Ask each landlord for a like-for-like quotation for the floor and size you need.

Location and connectivity

Guoco Tower stands on Wallich Street in Tanjong Pagar, at the southern edge of the central business district, with a direct connection to Tanjong Pagar MRT station. CapitaSpring stands at 88 Market Street in Raffles Place, the traditional financial core, and the owner describes a sheltered linkway to the MRT interchange.

Choose by where your clients and colleagues are. If your regular meetings are with banks and professional-services firms in the core, Raffles Place is closer. Compare actual staff journeys to each station; Tanjong Pagar may suit teams that value Guoco Tower’s integrated hotel and dining offer.

Floor plates and layout

The two buildings differ in floor-plate size. Guoco Tower’s owner presents column-free floors of about 30,000 sq ft. CapitaSpring’s owner states typical floors of 21,800 to 23,500 sq ft. A larger plate suits a team that wants to sit together on one floor; a smaller plate can suit a team that is happy to take part of a floor or stack over two. Ask each landlord for the stack plan of the floors actually available, because plate size varies across a tall building.

Sustainability

Both buildings hold BCA Green Mark Platinum. Guoco Tower is also LEED Platinum, which matters if your group reports against LEED internationally. CapitaSpring’s owner lists a Green Mark Platinum award dated 2024. Check the certificate and its date for the specific floors you would occupy, as certifications can cover the office, retail or residential parts differently.

Amenities

Guoco Tower is a mixed-use development: Sofitel Singapore City Centre, residences, retail and an urban park sit around the office floors. CapitaSpring places a four-storey Green Oasis on levels 17 to 20, a Sky Garden and urban farm on level 51 with restaurants, hotel accommodation and a food centre. These amenities shape the working day and how you host visitors. Confirm any access conditions, charges and lease inclusions separately.

What to verify before you shortlist either

Ask each landlord to confirm in writing:

  • the rent, what it includes, and any rent-free or fit-out period;
  • the lease term, options to renew and expansion rights;
  • cooling provision for server or lab space, and the power and riser capacity available to your floor;
  • fibre routes into the building and the carriers available;
  • floor-loading and ceiling height on the floors offered;
  • reinstatement obligations at lease end;
  • the Green Mark and LEED certificates and their dates.

Which fits your regional HQ

  • Guoco Tower fits a team that wants a larger floor plate, direct MRT access and a hotel and dining offer in the same development, and is comfortable with a Tanjong Pagar address.
  • CapitaSpring fits a team that needs a Raffles Place address close to financial-sector clients and values the building’s gardens and food offer.

Neither is better in general. The right choice depends on your headcount, layout, client geography, sustainability reporting and technical requirements.
