Serviced Offices: A Guide for Enterprise Teams

Serviced Offices: A Guide for Enterprise Teams
What is a serviced office?
A serviced office is a fully furnished, professionally managed private office that a company occupies on a service agreement rather than a conventional lease. The operator provides the fit-out, furniture, utilities, cleaning, reception and building services, and charges one monthly fee, quoted per person (workstation) per month. An available ready-fitted suite can shorten occupation time; customisation, approvals and onboarding affect delivery. Fitted conventional premises may also be available.
Find Your Next Office lists serviced offices and coworking centres in Singapore, Malaysia, Hong Kong, China, Taiwan and the UAE, from operators including The Executive Centre, JustCo, WeWork, the IWG brands (Regus, Spaces and Signature), Servcorp and Compass Offices.
What is included
- A private, lockable office, fully furnished and ready to occupy.
- Utilities, cleaning, building service charges and internet.
- Reception, mail handling and a business address.
- Shared meeting and boardroom facilities for client meetings, usually with a monthly allowance.
- Optional extras charged separately: dedicated IT lines, additional meeting-room time, storage and printing.
Confirm inclusions, notice periods and any one-off set-up fees for each centre before you commit.

| Time to occupy | An available ready-fitted suite can shorten occupation time; customisation, approvals and onboarding affect delivery | Subject to availability and onboarding | Weeks to months (custom fit-out) | Typically months; fitted premises may be available sooner |
| Commitment | Months to a few years | Depends on the provider, product and agreement; confirm the quoted term | Usually multi-year | Typically 3 years or longer |

| Best for | Market entry, project teams, regional teams | Individuals and small teams | Larger enterprise teams that want their own space without managing it | Long-term, settled headcount |
In Singapore, Find Your Next Office also advises on conventional leases. Many enterprises start in a serviced or managed office and move to a lease once headcount and plans are settled.
Our enterprise guide to serviced offices and flex spaces in Singapore is the flagship guide to this topic. For lease costs and terms, read our conventional office guide, and compare costs on your own quotes with our office TCO calculator.
How pricing works
Serviced offices are quoted per person (workstation) per month. The fee covers the private office and the inclusions above. Enterprise flex suites, such as the Enterprise Office Suites at Suntec Tower 2, are an exception and are quoted per suite per month. Prices vary by city, district, building grade and operator, and by the size and term of the agreement. For current prices, see the market pages below or ask us for a quotation.
How to choose a serviced office
- Location: proximity to clients, staff commutes and transport.
- Building: grade, lobby and arrival experience, and what the address signals to clients.
- Size and growth: whether the centre can accommodate expansion within the same building.
- Terms: agreement length, notice period, deposit and set-up fees.
- Services: reception, IT support, meeting facilities and access hours.
- Registration: whether the address can be used for company registration in that market.

FAQ
What is the difference between a serviced office and coworking?
A serviced office is a private, lockable office for your team. Coworking is shared, open workspace. Most operators offer both in the same centre.
What is a managed office?
A private floor or suite fitted out to one company's requirements and run by an operator. It suits larger teams that want their own space and branding without managing the office themselves.
What is the difference between a serviced office agreement and a conventional office agreement?
A serviced office is usually occupied under a service or licence agreement: one monthly fee per person (workstation) covers the fitted private office, utilities and services, and each operator sets its own term and notice period. A conventional office is leased directly from the landlord under a tenancy agreement for a fixed term, with rent, a security deposit, fit-out and reinstatement obligations, and lease stamp duty. Compare the term, notice period and inclusions in each agreement.
Can we register our company at a serviced office?
Many operators allow it, but rules differ by market. Confirm with the centre and your company-registration adviser.
Do you charge occupiers a fee?
No. Find Your Next Office does not charge occupiers for its search and advisory service.
