Our Fitted Offices  are individual office suites within a larger managed facility or premise that offers tenants rooms which are already renovated, furnished and ready for use with minimal setting up or configuration. Amenities include secured entrances via RFID access locks, stylishly designed common guest waiting areas, enclosed ready-to-use meeting rooms, furnished offices pre-cabled with advanced IT infrastructure & cabling (providing simple plug & play capability for the client’s own phone & internet subscriptions), and efficient shared pantry & work areas equipped with communal office stationery & machines. Fitted offices are a hybrid of traditional bare office leases, and full Serviced Offices – offering low cost office space ready for immediate use but retaining the flexibility to only incorporate and pay for the specific services you need. Our indicative prices for your requirements are as follows: For our Fitted Offices, the key differences are: Inclusive in Rental: Fully renovated Office Suites (including phone & internet cabling). Tables, chairs & pedestals included in rent for number of staff initially contracted. Shared pantry area comprising a fridge, hot/cold water dispenser, microwave & utensils are available for shared use. Standard consumables (tea, sugar, creamer) are also provided at no-charge. Shared work area is equipped with simple staplers, hole-punchers, binders, cutters & shredders for shared use (no printer/copier). Two Meeting Rooms/Areas for 4-6 persons available for use at no-charge on a first-come-first-served basis. Lights, water & electricity costs included in rent. Daily office cleaning inclusive in rent. Use of address and daily delivery of mail to your offices inclusive in rent. 24×7 access to premises via access card & office key. Centralized air-conditioning during office hours from 8.00am to 6.00pm Mondays to Fridays and 8.00am to 1.00pm on Saturdays. NOT Provided: Phones & Fax Lines are NOT included – so tenants subscribe for their own phone/fax/internet lines under their own company. Normal SingTel phone lines are $10 per line per month whilst their PhoneNet service is $30 per line per month. Internet at Separate Cost – Shared internet is available from our Offices at $50 per month per office (unlimited users), or from SingTel at between $50-$300 per month depending on the speed needed. No Staff Present On-Site – there is no reception or on-site manager. Service provided is limited to routine maintenance of premises and assistance in initial setup (i.e. coordination with SingTel to get phone lines cabled into your office, etc). Other Terms & Conditions: All leases are based on fixed 12-month terms. Security deposit equivalent to 3-months rent is required. The tradeoff for Fitted Offices versus a full Serviced Office setup is significantly cheaper rentals (30-50% less than Serviced Offices) but tenants need to do some work on their own to subscribe for phone lines, there is no service staff present on-site to assist on any matters (hotline available for maintenance issues) and lease terms are fixed 12-month terms.
